Another victim comes looking for my help

I recently received this letter by email.

Dear Mr. Sharp:

I am an attorney in New York representing a company who entered into a Structuring Fee Agreement with Principal Capital Group, Inc. and Michael Osborn. Needless to say, PCGI did not deliver on the terms of the agreement and kept the company’s $8,000.00 retainer. As a result, the company defaulted on a lot promises and lost a lot of business and is in a financial bind as a result. Our correspondence to Mr. Osborne and PCGI has gone unreturned. I came across your website in my search into Mr. Osborn and noticed his sentencing hearing on June 2, 2009. I have not yet discussed this with my client, but the company may be willing to submit an affidavit detailing their experience with Michael Osborn. Please let me know if this would be helpful.

George,
I saw the recent interesting "Osborn home saga" via your site update today.
A common scam is to get permission to move in to a home via a variety
of false promises (My $2.9 wire is on the way ect ect) and then "milk the
system" for 5 - 6 months before the builder or home owner can get you out.

A famous court case in CA involves a home in Lake Tahoe that was empty for a few months
prior to a new renter moved in. A friend of the home owner asked if his brother and family could stay in
the home for 5 days around the Christmas Holidays. Since the home was empty anyway
the owner agreed for some nominal per diem rent. After the 5 day Holiday stay, the guy refuses to leave.
Guess what, 6 months later the brother of the friend is still in the home and has paid no rent.
Cost many thousands in legal fees and lost rent to get the bums out. (Saw this in a legal journal many years
ago re renting scams)

Another scam might be to pledge the home as collateral to an investor. If Osborn filed a fake deed of
trust claim it might show up on the county records for a several weeks to month or so before it can be purged from
the system. Osborn tells an investor he just paid $2.9 million cash for the home, the investor sees the fake deed
and in the mean time pays big money to Osborn....who can say what the nit wit will try. Also sounds like the wife
is in on the scams as well as Osborn. If I were the builder, I would make a quick check of the records to see
if Osborn attempted a fake quick claim or equivalent.
